Jingxing HK and Cainiao move European warehouse deal into delivery

Jingxing Storage Equipment Engineering (Hong Kong), a subsidiary of Nasdaq-listed Reitar Logtech Holdings, has confirmed that its automated warehouse partnership with Cainiao Group has moved from agreement into active delivery in Europe. Two large-scale projects in Spain and the Netherlands are now under way, with racking supply and engineering works progressing to schedule. Full racking delivery is targeted for the end of September 2026, with overall installation due by year-end.

In parallel, Jingxing HK and its affiliate Shanghai Jingxing Storage Equipment Engineering have announced a separate automated cold-storage project in North America, carrying a contract value of approximately US$30 million, which is also expected to commence this month.

The deal

The European projects represent the first delivery-phase implementation under the global strategic cooperation framework that Jingxing HK and Cainiao signed earlier this year. The arrangement combines Cainiao's climbing robot technology and automated logistics software with Jingxing HK's racking design, manufacturing capability, and overseas project management. The two companies have aligned on racking tolerances, material specifications, and installation standards to meet European engineering requirements, which differ from those governing Chinese domestic deployments.

Jingxing HK described the Spain and Netherlands projects as a proof-of-concept for the broader cooperation model, with the intention of pursuing further automated warehouse opportunities elsewhere in Europe, including facilities designed for cross-border e-commerce operators. Cainiao's own network already spans more than 200 countries and regions, and the company has established last-mile delivery services across ten countries in Europe, the Americas, Asia-Pacific and the Middle East. Adding Jingxing HK's racking and AS/RS systems capability to that footprint is intended to strengthen Cainiao's control over the physical infrastructure layer of its international fulfilment estate.

Market context

Automated warehouse infrastructure has become a critical differentiator in cross-border e-commerce logistics, where speed-to-delivery benchmarks such as Cainiao's "Global 5-Day Delivery" service depend on dense, highly mechanised fulfilment networks close to end consumers. European and North American markets are seeing sustained capital deployment into AS/RS racking, robotic goods-to-person systems and automated cold-chain facilities, driven partly by rising labour costs and partly by the throughput demands of same-day or next-day fulfilment commitments.

Reitar's positioning as a combined property and logistics technology platform, a model it brands as "Property-Logistics Technology," is relatively uncommon among Asian-listed logistics infrastructure groups. The structure allows it to provide both physical asset development and the automated systems layer within a single corporate vehicle, which differentiates it from pure-play racking manufacturers and from logistics operators that rely on third-party systems integrators.

The North American cold-storage segment is attracting significant investment as grocery and pharmaceutical e-commerce volumes grow, and purpose-built automated cold-chain facilities remain in short supply relative to ambient-temperature equivalents. A US$30 million contract is a meaningful project scale for a cold-chain AS/RS build, though the release does not name the end customer or the precise North American location.

The European projects will fall under EU machinery safety regulations and, depending on the degree of software integration with Cainiao's logistics platforms, may intersect with requirements emerging under the EU AI Act for automated decision-making systems used in supply chains. Reitar has not commented on regulatory compliance frameworks in its announcement, and investors will be watching for further named customer wins and completed delivery milestones as the partnerships scale beyond their initial sites.
